Important Notice: Please read these Terms & Conditions carefully before using Property4U.ng. By creating an account, checking the acceptance box during registration, accessing, or using the Platform, you agree to these Terms. If you do not agree with these Terms, you must not use the Platform.
These Terms & Conditions ("Terms") govern your access to and use of Property4U.ng ("Property4U", "Platform", "we", "us", or "our"), including our website, accounts, property listings, requests, communication features, and other services made available through the Platform.
Property4U.ng is owned and operated by Real-Estateconnect.ng.
Property4U is a property listing and connection platform. The Platform is intended to help property owners, landlords, sellers, buyers, tenants, agents, and other users discover and connect with one another.
Property4U does not, unless expressly stated otherwise, own, sell, lease, rent, or act as the legal representative of the properties advertised by users.
By creating an account, you confirm that you have read, understood, and agreed to these Terms and our Privacy Policy.
During registration, you will be required to confirm your acceptance of these Terms and acknowledge the Privacy Policy. Your acceptance may be recorded together with the date and version of the applicable policies.
If you do not agree to these Terms, you must not create an account or use the Platform.
You must be at least 18 years old to create an account or use Property4U for property-related transactions.
You agree to provide accurate, complete, and current information when creating or maintaining your account.

You must not impersonate another person, create an account using false information, or use another person's account without authorization.
We may refuse registration, restrict, suspend, or terminate an account where we reasonably believe that the account violates these Terms, applicable law, or the safety and integrity of the Platform.
Users may submit property listings containing information such as property descriptions, photographs, prices, locations, features, and contact information.
By submitting a listing, you represent and warrant that:
You must not advertise a property that you do not have the authority to advertise.
You must not use Property4U to advertise fictitious properties, deliberately misleading prices, unavailable properties as though they are available, or property for an unlawful purpose.
Property4U may review, moderate, approve, reject, edit, restrict, deactivate, or remove listings at its discretion where permitted by law.
Submitting a listing does not guarantee that it will be published or remain published.
Approval or publication of a listing does not constitute a guarantee, certification, inspection, valuation, title verification, ownership verification, or legal endorsement of the property or advertiser unless Property4U expressly states otherwise.
Users should independently verify the identity of the advertiser, ownership or authority to transact, property condition, title, documentation, availability, price, and all other relevant information before entering into a transaction or making payment.
You retain ownership of content that you lawfully own and submit to Property4U, including photographs, descriptions, and other listing materials.
By submitting content to the Platform, you grant Property4U a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, display, format, distribute, and use that content as reasonably necessary to operate, maintain, improve, market, and promote the Platform and its services.
You represent that you have the rights necessary to grant this licence.
You must not submit content that infringes another person's copyright, trademark, privacy, publicity, or other rights.
Property4U may remove content that it reasonably believes violates these Terms, applicable law, or the rights or safety of others.
You must not use Property4U to:
Property4U provides a platform for users to discover and connect with one another, including through property listings and Requests. Unless expressly stated otherwise, Property4U is not a party to transactions between users.
Any negotiation, inspection, viewing, payment, sale, purchase, lease, tenancy, agency arrangement, or other transaction is between the relevant users.
Users are responsible for conducting their own due diligence before entering into a transaction.
Property4U does not guarantee:
You should not send money or sensitive personal information to another user solely because a property or request appears on Property4U.
Property4U currently allows property listings to be submitted free of charge during the current launch period.
Submitting a Request is a paid feature and attracts the publication fee described in Section 11 (Property Requests).
We reserve the right to introduce fees or charges for certain services, features, listing types, promotional placements, or other uses of the Platform in the future.
Where a charge applies, the applicable price will be clearly presented to you before payment is required. We will not charge you for a paid service without providing the applicable price before you make the payment.
Any applicable payment, refund, or promotional terms may also be communicated at the time the relevant paid service is purchased.
Where Property4U offers paid services, payments may be processed through third-party payment service providers.
You agree to provide accurate payment information where required and authorize the applicable payment provider to process the transaction.
Property4U may not have access to or store your full payment card details where those details are handled directly by the applicable payment provider.
Any refund rights will be subject to the terms applicable to the particular service and any rights provided by applicable law.
The Platform enables registered users to submit "Requests" describing what they are looking for, such as a property type, preferred location, and budget, so that sellers, landlords, and agents can respond.
Submitting a Request is a paid feature. A publication fee applies to each Request, and the applicable amount will be clearly displayed before payment is required (currently ₦200 per Request).
A Request is only submitted for review after the applicable fee has been successfully paid. Property4U is not obliged to review, approve, or publish any Request for which payment has not been completed.
Paid Requests are reviewed by Property4U before publication. We may approve, reject, edit, restrict, or remove any Request at our discretion where permitted by law, including where the Request breaches these Terms or is inaccurate, misleading, unlawful, or inappropriate.
Approval and publication of a Request do not guarantee that any user will respond, that a matching property exists or will be found, or that any transaction will result from a Request.
Approved Requests are published to registered users for a limited period (currently 14 days) unless they are marked as fulfilled, withdrawn, rejected, or removed earlier, after which they expire. You are responsible for keeping the information in your Request accurate and for marking it as fulfilled when it is no longer needed.
Publication fees paid for Requests are generally non-refundable once a Request has been submitted for review. We may, at our discretion, refund a fee where a Request is rejected before publication or where a refund is required by applicable law.
Property4U may operate programmes involving Activators, Sales Associates, State Coordinators, Regional Managers, National Managers, or other representatives.
Participation in such programmes may be subject to additional eligibility requirements, verification procedures, programme rules, commission arrangements, and separate terms.
Where additional terms apply, those terms will form part of the agreement governing participation in the relevant programme.
Property4U may suspend or terminate participation in such programmes where a participant violates applicable programme rules, these Terms, or applicable law.
Property4U and its licensors retain all rights, title, and interest in the Platform and its proprietary materials, including its software, design, branding, logos, trademarks, text, graphics, interfaces, and other materials, except for content lawfully owned by users or third parties.
You may use the Platform only for its intended purposes.
You must not copy, reproduce, modify, distribute, sell, reverse engineer, commercially exploit, or create derivative works from Property4U's proprietary materials without our prior written permission, except where permitted by applicable law.
Your use of Property4U is also governed by our Privacy Policy.
The Privacy Policy explains the categories of personal information we collect, why we collect it, how we use it, how it may be shared, and the rights and choices available to users.
By using the Platform, you acknowledge that you have read the Privacy Policy.
We may suspend, restrict, or terminate your account or access to some or all Platform features where we reasonably believe that:
Where appropriate and reasonably practicable, we may provide notice of significant enforcement action. However, we may act without prior notice where immediate action is reasonably necessary to protect users, the Platform, or comply with legal or security requirements.
Following termination, your right to use the Platform will cease. Listings, requests, or content associated with a terminated account may be removed or deactivated.
Termination does not affect rights or obligations that by their nature should survive termination.
To the fullest extent permitted by applicable law, Property4U provides the Platform on an "as is" and "as available" basis.
We do not guarantee that:
Property4U may attempt to moderate or review listings, requests, and user activity, but such measures do not amount to a guarantee or certification of a property, advertiser, request, transaction, or user.
Nothing in these Terms excludes or limits any warranty, right, or protection that cannot lawfully be excluded or limited under applicable law.
To the fullest extent permitted by applicable law, Property4U will not be responsible for losses, damages, claims, costs, or expenses arising from or relating to:

Property4U may use third-party services for functions such as payments, email delivery, communications, hosting, analytics, security, or other Platform operations.
Third-party services may have their own terms and privacy policies. Your use of those services may therefore be subject to the applicable third party's terms.
Property4U is not responsible for the content, availability, security, or practices of third-party websites or services that we do not control.
By creating an account or using the Platform, you agree that we may communicate with you electronically regarding your account, listings, requests, transactions, security, verification, service updates, and other relevant matters.
Where required, we may send communications to the email address or phone number associated with your account.
You are responsible for ensuring that your contact information remains accurate.
We may update these Terms from time to time.
When we make material changes, we may update the Effective Date and Version displayed on this page and may provide additional notice where appropriate.
Your continued use of the Platform after updated Terms become effective may constitute acceptance of the revised Terms, to the extent permitted by applicable law.
Where we require existing users to expressly accept an updated version, you may be required to do so before continuing to use certain Platform features.
These Terms are governed by the laws of the Federal Republic of Nigeria.
Any dispute arising from or relating to these Terms or your use of the Platform shall be addressed in accordance with applicable Nigerian law and the dispute-resolution procedures designated by Property4U, subject to any mandatory rights or jurisdiction provided by law.
If any provision of these Terms is found to be invalid, unlawful, or unenforceable, that provision will be interpreted or modified to the minimum extent necessary to make it enforceable where legally permitted.
The remaining provisions will continue in full force and effect.
These Terms, together with our Privacy Policy and any additional terms expressly incorporated by reference, constitute the agreement between you and Property4U regarding your use of the Platform, except where a separate written agreement applies.
